I recently decided the time was right to refinance, so I made a few comparison calls. I am happy to report that Anthony Barber, of <a href="http://www.jerseymortgage.com">Jersey Mortgage</a>, is a great choice for a <a title="Mortgage Refinace in New Jersey" href="http://njmortgagespecialist.com/refinance-new-jersey/">refinance in New Jersey</a>.  My rate was a full 1/4 point better that the next lowest offer, and the closing costs were a bit less. 			<content:encoded><![CDATA[<p>I maintain my umpire blog (<a href="http://www.amateurumpire.wordpress.com)/">www.amateurumpire.wordpress.com)</a> because I enjoy it &#8211; but also as a laboratory for my search consulting business. As I have previously mentioned, last year a fellow umpire told me he got a game because someone found him on Google. He is the umpire coordinator at Livingston little league and is listed on their site. When someone googled &#8220;umpire livingston&#8221;, he came up. I vowed that I would never let that happen again, and got my blog started the next day.</p>
<p>Results have been, I must say, great. In a pretty obscure niche, I have gotten at least 5 phone calls from people who googled a related phrase, found my site, and called me! 3 of them were people looking to become umpires, but that&#8217;s okay..they found me. One of the calls was an absolute home run &#8211; exactly the kind of call that the site was designed to generate. It was from an attorney who&#8217;s firm was hosting a tournament and they needed umpires &#8211; so the 1st place he turned was google. This is EXACTLY what I am pitching small businesses on.  I didn&#8217;t get the games for some logistical reasons, but the call made my day.</p>
<p>An then just now I got a call from someone who is planning on having a series of informal games over the next few weeks and is looking for an umpire. Again, a great, encouraging call. Hooray for me!</p>

Still can&#8217;t get the site moving, although I&#8217;m still trying &#8211; but it makes sense to focus the efforts in an area where we are having success. We&#8217;ve also gotten on page one for:</p>
<p>USDA loans manasquan</p>
<p>usda loans middlesex (and ocean and monmouth) county</p>
<p>and even, sometimes, &#8220;usda loans in NJ&#8221;</p>
<p>Note: USDA loans was one of the programs identified by the client as being valuable to him.</p>

			<content:encoded><![CDATA[<p>I&#8217;ve been looking a lot lately about the SEO value of blogs vs websites. When we did the <a title="venture products" href="http://www.venture-products.com">venture products</a> site at the beginning of the year, the idea was to give the client a vehicle to get as much compelling content as possible up on the web. His current site did not allow him to do that, and the immediate SEO return was very gratifying.</p>
<p>My latest project has been Anthony Barber&#8217;s website <a href="http://www.jmcloan.com">jmcloan.com.</a> I have not been able to get any movement on any of the keyword phrases that I&#8217;ve targeted. I suspect that the culprit is in the site design, and in the fact that much of the copy is duplicated from another mortgage site. So we started a blog &#8211; <a href="http://www.njmortgagespecialist.com">www.njmortgagespecialist.com</a> &#8211; and have been attacking the same keyword phrases that we initially tried on the site. The blog has an easy link to the on line loan application, and we are buliding a page for each loan program that Anthony offers. The first page that we are looking at is the USDA page, and the phrase I am looking at is <a href="http://njmortgagespecialist.com/usda-loans-n/">USDA loans in NJ</a>. As of this morning, we are 7 or 8 in Google natural search results. We&#8217;ll see where we go from here.</p>

So we&#8217;re trying to help with SEO and, in the very competitive Mortgage, Refinance, Loan keyword space, I think a blog is an essential tool.</p>
<p>So we set up njmortgagespecialist.com and will blog regularily with a combination of keyword specific content, easy-to-share lists and tips, and day-in-the life kind of stuff.  One of the 1st posts targetted &#8220;usda rural loans middlesex, ocean, monmouth county&#8221; phrases. We get on page one for &#8220;rural loan&#8221; geographic phrases, but not usda yet. Another post targets &#8220;<a title="Manasquan NJ Mortgage Refinance Company" href="http://njmortgagespecialist.com/2011/06/mortgage-refinance-manasquan-nj/" target="_blank">mortgage refinance manasquan nj</a>&#8220;. We&#8217;ll see how that does.</p>
<p>While we are working on links and some more copy changes on the main site, the blog, as usual, outperforms. We&#8217;ll take it.</p>

Starting with a basic adwords campaign, Jack saw results&#8230; and has embraced, and benefitted from our suggestions ever since. We are currently working on building individual landing pages, targetting the individual keyword phraes that will have the most impact.<br />

Jack&#8217;s original and primary business area is Union County, NJ, and gutter cleaning is his highest income service. So we created a microsite, optimized specifically for that phrase. We expect that the specific, highly targetted traffic that results will have great conversion rate.</p>
<p>We&#8217;ve also had some tremendous Google pay per click results for Jack &#8211; I have yet to have a client who didn&#8217;t see value and ROI on a well managed pay per click campaign.</p>
